Adaptive Reuse Activation in Downtown Norcross

Location: Norcross, GA
Project Size: 2 acres | 6 buildings (3 restored, 3 new)
Timeline: Opening 2025

Challenge
Downtown Norcross, a historic train town, had strong character but lacked a cohesive, high-energy retail and dining destination. The developer’s goal was to breathe new life into the area by:

  • Respecting the town’s historic architecture and charm

  • Creating a draw for both locals and visitors

  • Enhancing walkability and community engagement

Approach
Edie was engaged to lead activation strategy, tenant curation, and placemaking design for the multi-building adaptive reuse project.

Key Strategies:

  • Curated Local Restaurateurs: Selected a lineup of independent restaurant operators known for fostering community connections and repeat visits.

  • Integrated Old & New: Guided the revitalization of three historic buildings while seamlessly blending in three newly constructed ones.

  • Outdoor Social Spaces: Influenced the design of courtyards, patios, and gathering areas to host live music, weekend markets, and community events.

  • Foot Traffic Focus: Positioned anchor tenants and communal spaces to naturally draw people through the site and encourage exploration.

Results (Anticipated for 2026)

  • Enhanced Walkability: Multiple new pedestrian pathways and inviting outdoor spaces.

  • Destination Appeal: A curated dining mix that serves as both a neighborhood hub and regional attraction.

  • Historic Preservation + Modern Comfort: Maintained the architectural integrity of the train town while introducing modern amenities.

  • Economic Lift: Projected increase in downtown foot traffic, benefiting surrounding local businesses.
