incremental retail advisory.

red oak development.

In Summer 2024, Edie advised on a 600-acre master-planned community set to develop over 10 years. Phase 1 featured the creation of a pocket park, utilizing four lots to activate the space with a coffee shop, food truck areas, and shaded spots for community gathering. Future phases will feature essential retail services, such as medical services, beauty salons, fitness centers, coffee shops, bodegas, and bookstores, all within a 15-minute walk of the majority of the development. This incremental approach strategically introduces businesses that generate daily foot traffic and foster organic neighborly connections. By enhancing quality of life, it also boosts the value of nearby homes, making the community more attractive and sustainable in the long term.

In 2025, Edie’s advisory work on the activation and placemaking of a 2-acre adaptive reuse project in downtown Norcross will come to life. She has been engaged in the revitalization of three unique buildings and integrating three new ones, curating a mix of local restauranters —that foster community interaction and draw foot traffic. Edie also influenced the design of outdoor spaces, including courtyards and patios, to encourage gatherings and events. Her strategic approach seamlessly blends the historic train town’s historic charm with modern amenities, transforming it into a vibrant destination that enhances downtown Norcross’s walkability, livability, and overall appeal.

Edie advised a property owner on developing a mixed-use project within an Opportunity Zone, with a focus on retail, restaurants, and entertainment. Leveraging the tax benefits of the Opportunity Zone, she helped shape a vision for a walkable, vibrant destination designed to stimulate economic growth and foster community engagement. Her guidance ensured the development blended locally inspired businesses with market trends to attract both locals and visitors. By designing flexible spaces that could evolve with tenant needs, the project aimed to become a key destination for shopping, dining, and entertainment—creating long-term value for the owner and surrounding area.

Due to a fire in late 2023, the project was temporarily paused, but the foundational strategy remains in place for future activation.

Sabarabas came to me ready to grow—but with a limit: 1,600 sq ft or less. We found the perfect compact space that kept their roots intact while expanding their reach. From site selection to layout strategy, I helped them craft a soulful, walkable spot that maximized flow and flavor. The result? A small footprint with big community impact—and a model for thoughtful, scalable growth.
