<image:title>SOSF Insights - Stop Leasing Boxes. Start Designing Rituals. - Demand No Longer Follows Space</image:title>
<image:caption>It follows experience. For decades we’ve believed that if we built the right product, the right square footage, the right frontage, the right tenant mix, the people would come. That worked when retail was the magnet. Now ritual is the magnet. A weekly chess night. A monthly reading salon. A standing lecture series. A curated dinner.</image:caption>

<image:caption>Identity builds community. Community drives tenancy. If you’re developing a master-planned community or repositioning a struggling asset, this matters. Because activation is no longer frosting. It’s infrastructure.</image:caption>

<image:caption>It’s not. It’s choreography. Who sits next to whom. Who returns next month. Who brings a friend. <image:title>SOSF Insights - Vacancy Isn’t a Failure. It’s a Pause. - Problem. Risk. Something to cover with vinyl. But after years of working at the intersection of real estate, food, culture, and community, I’ve learned something different: Vacancy isn’t a failure. It’s a pause. And pauses are full of possibility—if you know how to listen. That lesson came into sharp focus during a recent Hustle + Heart conversation with Evan Snow, co-founder of Zero Empty Spaces. Evan and his team do something deceptively simple—and deeply transformative. They activate empty commercial spaces with working artists. Not murals. Not “art as decor.” But visible, daily creation.</image:title>
</image:image>

<image:title>SOSF Insights - Vacancy Isn’t a Failure. It’s a Pause.</image:title>
<image:caption>When Energy Moves In, Leasing Follows One of the most powerful moments in our conversation was hearing how long-vacant spaces—some empty for three to five years—came back to life. Doors opened. Artists showed up. Neighbors followed. Within months, permanent tenants signed leases. Not because rents dropped. Because perception shifted. Evan described it simply: “Closed doors don’t generate positive press.” And this line stopped me cold: “You couldn’t pay a PR firm to write the kind of stories that happen when a space is alive.” This is the part of development we rarely model. People don’t fall in love with square footage. They fall in love with momentum.</image:caption>

<image:title>SOSF Insights - Vacancy Isn’t a Failure. It’s a Pause. - The ROI That Doesn’t Fit in a Spreadsheet (But Shows Up Anyway)</image:title>
<image:caption>Yes—there are tangible wins: Faster leasing timelines Reduced insurance risk Daily monitoring of spaces that would otherwise sit dark Increased foot traffic and dwell time</image:caption>
</image:image>

<image:title>SOSF Insights - Vacancy Isn’t a Failure. It’s a Pause. - But the deeper impact shows up elsewhere. Artists selling their first work publicly. Residents discovering neighbors they never would have met. Communities seeing themselves reflected in the space. Evan shared: “This is the first time I’ve ever been able to call myself an artist.” And another that still gets me: “Everybody starts somewhere. Everybody deserves that opportunity.” That’s not just creative placemaking. That’s social infrastructure.</image:title>
</image:image>

<image:title>SOSF Insights - Vacancy Isn’t a Failure. It’s a Pause. - This Is Why Placemaking Can’t Be an Afterthought</image:title>
<image:caption>Too often, placemaking is treated as something you add after the deals are done. But the most resilient projects I’ve seen flip that script. They start with questions like: Who belongs here? What’s missing from daily life? How does this space serve people before it serves the pro forma? Evan reminded us: “We didn’t get into this to make the most money possible. We developed a way to make this sustainable - for artists, owners, and communities.” That balance? That’s the work.</image:caption>

<image:title>SOSF Insights - Why People Stay - Some places stay with you. You visit for a few days…for a conference, a long weekend, a scouting trip and suddenly you’re imagining a life there. Morning walks to a bakery. Familiar faces at the café. A restaurant where the chef feels like a neighbor, not a celebrity. It’s rarely the architecture alone that creates this feeling. It’s not the size of the buildings. It’s the life stitched between them. Across cities + communities around the world, historic town centers, emerging downtowns, and new master-planned places alike — the locations people are least likely to leave share something in common. They don’t just function well. They feel right. People feel at home. They feel proud. They feel a growing sense of belonging over time. Belonging isn’t sentimental. It’s structural.</image:title>

<image:title>SOSF Insights - Why People Stay</image:title>
<image:caption>What Makes Places “Sticky” In my work advising developers and cities, I often hear the same assumption: that “sticky” places are created through scale: larger anchors, bigger programs, more spectacle. But the places people actually commit to? They’re built on something simpler and harder to manufacture. They’re built on: Familiarity - Walkable streets where daily rhythms form. (Where Jane Jacobs soul lives.) The same bell on the shop door. The same corner table. The comfort of recognition. Serendipity - Unplanned encounters — neighbors, shopkeepers, friends-of-friends — that turn routine errands into social moments. Belonging - Spaces that make people feel expected, not merely accommodated. Places where residents see themselves reflected and invited into the story. It’s not about scale. It’s about human scale.</image:caption>

<image:title>SOSF Insights - Why People Stay</image:title>
<image:caption>Where Soul Actually Grows The most enduring places leave room for curiosity. They allow small ideas to test, adapt + grow. The pop-up bakery that becomes permanent, the bookstore that turns into a gathering space, the café that starts as an experiment and becomes a cornerstone of daily life. This kind of growth can’t be forced. But it can be designed for.</image:caption>

<image:title>SOSF Insights - It’s Not About Sidewalks. It’s About Smiles. - I’ve walked streets where daily life unfolds at eye level. In Barcelona, neighbors gather beneath the shade of trees, their conversations spilling across café tables. The day doesn’t begin with urgency, but with recognition — a nod from the barista, a greeting from the shopkeeper, a pause to connect before moving on. In Amsterdam, even a quick trip to the grocer feels communal. Bicycles rest against bridges, baskets filled with bread and flowers. Inside, people linger, not because they must, but because the space invites it.</image:title>

<image:title>SOSF Insights - It’s Not About Sidewalks.        It’s About Smiles.</image:title>
<image:caption>Walkability Is Not Infrastructure Alone Too often, walkability is discussed as a technical feature: widths, materials, connectivity. But people don’t remember the pavement. They remember the conversations that happen on it. Walkability works when it supports: Daily rituals — coffee runs, school drop-offs, evening walks Chance encounters — neighbors becoming familiar faces A sense of ease — moving through place without friction or planning</image:caption>

<image:caption>What Walkability Really Means in Communities In emerging downtowns and master-planned communities, walkability cannot be reduced to paths between destinations. It’s defined by what you encounter along the way. Places that foster belonging layer in: Everyday anchors — local cafés, bakeries, markets, and services that support routine Human-scale commerce — businesses small enough to feel personal, visible enough to feel inviting Spaces for surprise — pocket parks, informal gathering spots, pop-ups that encourage lingering</image:caption>

<image:caption>Designing for Belonging, Early One of the most common mistakes in large-scale development is treating social life as a later phase. Retail and food are postponed. <image:title>SOSF Insights - What Hosting 144 People Taught Me About Human Connection - People Crave Authentic Connection. In a world where so much interaction happens online, people are longing for authentic, face-to-face moments. These gatherings strip away the digital facades and foster real conversations. The small group size encourages vulnerability and deeper sharing, making it easier for attendees to connect on a human level rather than through transactional networking. Intentionally designing gatherings to include moments for storytelling, laughter, and shared challenges creates a foundation for trust. When people feel truly seen, they open up, and that’s when the magic happens.</image:title>

<image:title>SOSF Insights - What Hosting 144 People Taught Me About Human Connection</image:title>
<image:caption>People Thrive in Diverse Networks Each gathering brings together individuals from different industries, backgrounds, and life stages. This diversity is intentional. By introducing people who wouldn’t ordinarily cross paths, I’ve witnessed how unique perspectives enrich problem-solving and inspire innovation. A developer and a chef might not seem like an obvious pairing, but after meeting at one of my events, they collaborated on a restaurant concept that brought new energy to a neighborhood. Research Insight: Sociologist Mark Granovetter’s Strength of Weak Ties theory emphasizes that weak ties—connections to people outside one’s immediate circle—are more likely to lead to new opportunities and innovation. When curating guest lists, I intentionally include individuals with diverse perspectives to ensure the room buzzes with fresh ideas. This approach has led to countless collaborations and lifelong friendships.</image:caption>

<image:title>SOSF Insights - What Hosting 144 People Taught Me About Human Connection</image:title>
<image:caption>Intentional Curation is Key One of the most significant lessons I’ve learned is that connection doesn’t happen by accident. It requires careful curation. I invest time in understanding my guests’ goals, interests, and challenges, which allows me to create introductions that are both meaningful and impactful. At a recent gathering, I introduced a budding entrepreneur to an experienced investor. What could have been a casual conversation turned into a mentorship that transformed the entrepreneur’s business. Research Insight: Social psychologists emphasize the importance of “superconnectors” in networks—people who intentionally link others to create opportunities (Krebs & Holley, 2006). My gatherings are about quality over quantity. By focusing on purposeful connections, I ensure that every introduction adds value to both parties.</image:caption>

<image:title>SOSF Insights - What Hosting 144 People Taught Me About Human Connection</image:title>
<image:caption>Networks Multiply When You Give Without Expecting The final, and perhaps most profound, lesson is that generosity fuels networks. By creating spaces where people can connect without an agenda, I’ve seen relationships flourish in unexpected ways. Helping others without expecting immediate returns builds trust and amplifies goodwill. One guest, a restaurateur, shared her struggles with staffing. Another guest, a consultant, offered free advice during the gathering. Months later, the restaurateur recommended the consultant for a major project, leading to a six-figure contract. Research Insight: Adam Grant’s book Give and Take (2013) highlights how “givers” ultimately achieve more success because they foster trust and collaboration. My gatherings are grounded in a culture of generosity. I encourage guests to listen deeply, offer help freely, and trust that value will come back to them in unexpected ways.</image:caption>

<image:title>SOSF Insights - Re-Connecting - The report reveals that nearly half of Americans have "never" or "seldom" visited a public park in the past year, with usage rates significantly lower among those without a college education. This disparity extends to other public spaces like libraries and community centers, which are less accessible to lower-income communities. The absence of these gathering places exacerbates social isolation and diminishes civic participation. As a retail and restaurant strategist, I am deeply committed to reversing this trend by creating spaces that foster human connection. Thoughtfully designed retail and dining environments can serve as modern-day "third places," offering accessible venues where people naturally come together. By integrating these spaces into the fabric of our communities, we can bridge social divides and cultivate a sense of belonging.</image:title>

<image:title>SOSF Insights - Why Focus on Untapped Potential? - Encouraging Expression of Untapped Potential Valuing Diverse Talents: Begin by acknowledging the wide range of talents within your organization. Look beyond traditional roles and recognize individuals who excel in collaboration, vision, negotiation, and other non-technical areas. This broad perspective can help identify where individuals might fit best within the organization, based on both their capabilities and where they can contribute most effectively . Assessing Potential Accurately: It's crucial to differentiate between those who are unaware of how their talents align with organizational goals and those whose potential has not yet been recognized by the organization. By intentionally and inclusively assessing team members, leaders can better align individual strengths with overarching business objectives . Matching Talent to Work: Rather than fitting talent into predefined roles, consider what unique contributions individuals could make based on their skill sets. This might mean reassessing the team's composition and considering a broader range of skills and backgrounds when planning projects or initiatives .</image:title>

<image:caption>Creating Excitement for New Roles: Generate enthusiasm for new opportunities within your organization. Highlighting the potential impact and reward of these roles can encourage individuals to step outside their comfort zones and explore new ways to apply their hidden talents . Branding Work in Innovative Ways: Reimagine how you describe and think about the work your team does. By branding efforts in a way that emphasizes their broader impact, you can inspire your team to think creatively about how they can contribute beyond their traditional roles . Fostering a Speak-up Culture: Create an environment where all team members feel valued and heard. Encouraging open dialogue and recognizing contributions can empower employees to share their ideas and insights, which might otherwise remain hidden .</image:caption>

<image:title>SOSF Insights - Transforming Food Deserts with Culinary Hubs: The Power of Food Halls</image:title>
<image:caption>The Plight of Food Deserts The USDA defines food deserts as areas that lack access to affordable and nutritious food, often characterized by a significant portion of the population living more than a mile from a supermarket or large grocery store in urban areas, or more than 10 miles in rural areas. They highlight the presence of about 13.5 million people in the U.S. living in these food deserts, underscoring the critical need for accessible healthy food options . Moreover, the USDA's efforts to address this issue by mapping food deserts and supporting sustainable projects that aim to eliminate them demonstrate a commitment to improving food accessibility. Food insecure—At times during the year, these households were uncertain of having or unable to acquire enough food to meet the needs of all their members because they had insufficient money or other resources for food. Food-insecure households include those with low food security and very low food security. According to the USDA, 12.8% of US Households were food insecure during some time in 2022. Low food security—These food-insecure households obtained enough food to avoid substantially disrupting their eating patterns or reducing food intake by using a variety of coping strategies, such as eating less varied diets, participating in Federal food assistance programs, or getting food from community food pantries. 7.7% of US Households had low food security in 2022.</image:caption>

<image:caption>The Rise of Food Halls as a Solution Enter the food hall, a modern twist on the traditional market concept, offering a diverse array of food offerings from local chefs, along with essential food shopping options like butcher shops and seafood counters. This model not only brings fresh, quality ingredients to underserved areas but also becomes a culinary heart of the community.</image:caption>

<image:title>SOSF Insights - Transforming Food Deserts with Culinary Hubs: The Power of Food Halls - The challenge of food deserts requires innovative, community-focused solutions. Food halls, with their emphasis on quality, variety, and sustainability, offer a promising avenue for addressing food insecurity while enriching the community fabric. As these culinary hubs continue to spread, they represent a beacon of hope for communities struggling with access to healthy food options, proving that with creativity and collaboration, we can transform food deserts into thriving culinary destinations. It’s not just about feeding people; it's about nourishing communities at every level, from the economy to the very soul of the neighborhood. By prioritizing accessibility to fresh, quality food and fostering a vibrant community space, food halls offer a blueprint for how we can collectively address one of our most pressing urban challenges.</image:title>
